DESCRIPTION: Under family ownership since the late 1800's, 3B Ranch has historically been enjoyed as a great combination ranch property. Featuring beautiful hilltop views, excellent hunting, plenty of water, and good native grass pastures. The ranch offers numerous potential building sites, outstanding recreation, and good grazing for livestock. There is approximately 140 feet of elevation change across the ranch and a good mix of open country and moderate to heavy cedar and mesquite brush cover, with live oak, post oak, and elm hardwoods scattered throughout. WILDLIFE & HUNTING: 3B Ranch provides the ideal habitat for an abundance of wildlife and deer, turkey, hog, and varmint hunting are outstanding, with the potential for equally great seasonal duck and dove hunting. The terrain offers excellent blind locations for hunting rough brush covered draws, grassy open terrain, or food plots secluded in hardwoods. Also a great ranch to jump in the truck, jeep, or RTV and drive trails to view all the wildlife. WATER: There are multiple seasonal and spring fed creeks meandering through the ranch and three good stock tanks. The two largest of the tanks are in great locations and benefit from an abundance of watershed. Both could be enlarged to create sizeable lakes and/or wetland areas. There are also numerous locations suitable for additional stock tank and/or lake construction. Underground water in the area is very good and there is a water well located on the ranch near an old homesite. There are two additional water wells on the ranch at windmills. One of which is currently operational and provides water via a solar powered pump. FENCING & ROADS: The majority of the perimeter fencing is in excellent condition, with a small portion of older perimeter fence that is in good condition. There is also new cross fencing and a good set of pipe working pens. The ranch has an all weather main road that runs through most of the property and a good system of cleared pasture roads and trails. There is a caliche pit on the southern end of the ranch where road base materials have been stock-piled and are ready for use on future road improvements. MINERALS: 25% of owned minerals will convey with a sale. There has been production on the ranch and in the area in recent years with one gas well currently on the property. RIGHT-OF-WAYS: Oil and gas pipeline easements cross the northern portion of the ranch with minimal impact. The right-of-ways are good for hunting, planting wildlife food plots, and easy travel. ELECTRICITY: United Cooperative Services provides electrical service to the area, with existing lines on the ranch providing electricity to the water well. SCHOOL DISTRICT: Iredell Independent School District TAXES: Property is ag-exempt and annual property taxes were $2,032.69 for 2012.
